HOW DOES EPM OPERATE

 

It works alongside the client, assisting in:-

  • assessing the property and its needs

  • identifying any problems including consideration of how any required works identified can be budgeted for

  • defining the Client's requirements by:- assessing the property and recommending periodic site visits - structuring support and recommending validated suppliers

  • proposing validated suppliers who have the necessary experience and references

  • approaching regulatory government institutions where required 

  • providing support with negotiations until agreement has been reached

  • working with clients in implementing the agreed strategy and offering such assistance as may be required. Very often, help is needed in managing the effects that any building work may impact on business.

  • acting, where required, as an Independent Project Director or introducing to the client a suitably qualified and experienced individual.

Additional areas of activity are: -  

  • producing service charge budgets that allow the Landlord to reclaim costs from tenants, where applicable under lease agreements

  • reconciling budgets at year end

  • advising on lease structure and content, to ensure Clients are aware of where costs can be recovered

  • advising on lease structure with regards landlord or tenant responsibilities

The company has its origins based on the comprehensive experience of the Managing Consultant in property management for various large organisations, involving investment property portfolio compilation and management. 

 

Founded by the Principal Consultants, on experience and procedures developed since the mid 1990's, the company continues to grow by entering partnerships with other professionals, whose skills and range of business experience provide the client support necessary to deal with the management of their investment. 

 

In addition, EPM makes use of the personal networks of its members, which combine to form a powerful body of experience, information, abilities and contacts.
